Landlord Safety Inspections

In law, a landlord is responsible for ensuring that all gas appliances within their properties have been checked annually and are safe for use.  This is a requirement for all properties that have been let.

See Section Part F of this legislation ‘The Gas Safety (Installation and Use) Regulations 1998.

Landlord’s Responsibilities

If you let a property equipped with gas appliances you have three main responsibilities:

  • Maintenance
  • Gas safety checks
  • Gas safety records

Landlords must be able to prove their gas appliances have been checked every 12 months and be able to show the certificate for the property if asked.

All installation, maintenance and safety checks need to be carried out by a gas safe registered engineer.

The heating engineer will provide copies of the certification to:Landlord Safety Inspection

  • Landlord or Agent
  • Tenant

The engineer will keep another copy for his own records.
